Effective: October 18, 2026
These terms govern your use of Main Technician Dispatch, a work order and property maintenance platform for property management companies, their teams, residents and vendors, including the website, the web and Windows apps, the resident and vendor portals and the optional emergency phone line (together, the “Service”). The Service is provided by YB WORKS LLC, a Florida limited liability company (“we”, “us”). By creating an account or using the Service you agree to these terms. If you use the Service for a company, you confirm that you may bind that company. If we sign a separate written agreement with a company, that agreement controls where it differs from these terms.
The company that creates or pays for a workspace (the “Company”) is responsible for it: who it invites, which roles and permissions it grants, which modules it turns on and what is entered. The Company is responsible for the personal data of its employees, residents and vendors that it places in the Service, for having the right to do so, and for giving them the notices and obtaining the consents the law requires (including notices about the time clock, location features, performance reviews and call recording). For that data, we act on the Company’s behalf as described in our Privacy Policy and, if the Company asks for one, our Data Processing Agreement. The Company is also responsible for its own legal duties as an employer and property manager, such as wage and overtime rules, record keeping and fair housing, which the Service helps organize but does not replace.
You agree not to: break the law or others’ rights with the Service; try to access another company’s data or bypass the access limits, security checks or rate limits; probe or test the Service’s security without our written permission; upload malware or content you have no right to upload; use the Service to harass, to discriminate unlawfully or to record people without the notice or consent the law requires; resell or sublicense the Service without our permission; or use automated means to overload it. We may remove content or suspend access that breaks these rules.
The emergency line receives calls from residents, records them when the caller agrees, transcribes and translates them with third-party services (Twilio for calls and OpenAI for transcription, translation and analysis), creates a work order and alerts the people the property set up for it. It depends on telephone networks, internet connections and third-party services that can fail or be slow, and automated transcription, translation and urgency assessment can be wrong. It is not an emergency service, is not monitored by us, does not guarantee that any call will be answered or any person will respond in a given time, and does not replace calling 911. For fire, medical emergencies or immediate danger, call 911. The Company is responsible for staffing its on-call process, for telling residents to call 911 in danger, and for its own response to what the line reports. Main Technician Dispatch is a tool: the property and its Company remain responsible for responding to emergencies at the property, and we are not responsible for a failed, missed, late or wrong response (see section 14). If a property uses its own outside provider for emergency calls instead, residents call that provider directly and the call does not go through the Service. The line is available only to properties that bought it.
The Company can cancel at any time in the app (Payments) or by writing to us. Cancellation takes effect at the end of the period already paid; the Service stays available until then and we do not charge for later periods. After that, the workspace data is handled as described in section 9.
If a payment fails or an invoice is overdue, we notify the Company’s billing contact. If it is not resolved after a grace period we communicate, the affected properties may move to read-only mode: people can still sign in and see their data, but cannot create or change records until the account is paid. We may suspend or end an account for repeated or serious non-payment. We do not delete data because of a missed payment before the period in section 9.
We own the Service, its software, design and trademarks. We give you a limited, non-exclusive, non-transferable right to use it for the Company’s own internal property operations while your account is active. Feedback you send us may be used to improve the Service without obligation to you.
We work to keep the Service available, but we do not promise uninterrupted or error-free operation and there is no service-level agreement (uptime commitment, credits or response times) unless we sign one in writing. We may update, change or retire features, and we may perform maintenance. Support is by email at [email protected].
The Service relies on third-party providers (hosting, payments, telephone, email, AI, maps and others). We are not responsible for their acts or outages beyond what the law requires, but we remain responsible to the Company for our providers as set out in our DPA when one applies. Third-party sites and services you reach through the Service are governed by their own terms.
THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE”. TO THE FULLEST EXTENT THE LAW ALLOWS, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT AUTOMATED TRANSCRIPTION, TRANSLATION, URGENCY ASSESSMENT, TIME, OVERTIME AND LABOR COST CALCULATIONS OR REPORTS ARE ACCURATE OR COMPLETE; THE COMPANY MUST REVIEW THEM BEFORE RELYING ON THEM. WE ARE NOT A LAW FIRM AND THE SERVICE DOES NOT GIVE LEGAL, PAYROLL OR HOUSING-LAW ADVICE.
TO THE FULLEST EXTENT THE LAW ALLOWS: (A) WE ARE NOT LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, REVENUE, DATA OR GOODWILL; (B) OUR TOTAL LIABILITY FOR ALL CLAIMS RELATING TO THE SERVICE IS LIMITED TO THE AMOUNTS THE COMPANY PAID US FOR THE SERVICE IN THE 12 MONTHS BEFORE THE EVENT THAT GAVE RISE TO THE CLAIM, OR US$100 IF THAT IS GREATER; AND (C) WE ARE NOT LIABLE FOR PROPERTY DAMAGE, INJURY OR LOSS THAT OCCURS AT A PROPERTY, OR FOR A FAILED, MISSED, LATE OR WRONG RESPONSE TO AN EMERGENCY, INCLUDING ONE REPORTED THROUGH THE EMERGENCY LINE. The Service is a tool; the property and its Company remain responsible for responding to emergencies. These limits do not apply to liability that cannot be limited by law.
The Company will defend and indemnify us against third-party claims arising from Customer Data the Company entered without the right or notices required, from its use of the Service in breach of these terms or the law, or from its employment, housing or safety decisions, except to the extent the claim is caused by our breach of these terms.
We may suspend or end access if you break these terms, if needed to protect the Service or other users, or if the law requires. The Company may stop using the Service at any time (see section 7). Sections that by their nature should survive (data, payment obligations, disclaimers, liability, governing law) survive termination.
These terms are governed by the laws of the State of Florida, United States, without regard to conflict-of-law rules. The state and federal courts located in Hillsborough County, Florida have exclusive jurisdiction over disputes, and each party consents to them. Before filing a claim, each party will first try in good faith to resolve it by written notice to the other for 30 days; notice to us is given by email to [email protected].
We may update these terms. For material changes we will notify active Company administrators by email at least 30 days before they take effect; continuing to use the Service after that means you accept them. Questions: [email protected]. Related documents: Privacy Policy, Subprocessors, Data Processing Agreement (draft).

Preguntas: [email protected]. Documentos relacionados: Política de privacidad, Subprocesadores, Acuerdo de tratamiento de datos (borrador).
