One app for the office, the field and the residents
Many maintenance teams juggle phone calls, paper slips, a spreadsheet for vacant apartments and a group chat for everything else. MTD puts that work in one shared place, and each person sees only what their role needs.
- The office (Property Manager, assistant and maintenance supervisor) creates work orders, assigns them in one tap and follows each one live, with what it cost.
- Technicians and porters see only their own work: they start it, finish it, confirm the parts they used and add a photo.
- Residents, when the property turns on the portal, send requests with photos and follow them until they are done.
- Company leaders and regionals see every property they oversee in a read-only panel: open emergencies, response and completion times, Make Ready turns and spend against budget.
Everything maintenance needs, module by module
Work orders, the team, time off, company policies and the weekly recap come with every property. The other modules are turned on or off for the workspace, and turning one off hides it without deleting its data.
- Work orders. Type them, or drop PDFs and photos, up to 100 at once. The text is read on your own device, and you review each order before it is saved.
- Emergencies and on-call. Emergencies always come first, in red, with the pinned emergency vendor on the order. After hours, the technician on call gets the job.
- Make Ready. One board for every vacant apartment: paint, flooring, punch, cleaning and pest control, with ready-by and move-in dates.
- Inspections. Move-in, move-out, annual and vacant-unit inspections with your own corporate form, plus smoke and CO detectors with their replacement dates.
- Vendors. A directory by trade, jobs sent with one link, estimates and invoices you approve, and the month's spend against your budget.
- Inventory and equipment. Inventory in sections with low-stock alerts; parts used on a work order come off the stock by themselves. Equipment tracks the portable A/C units, fans, heaters and dehumidifiers left in apartments until the office confirms the pickup.
- Your team. A time clock with a weekly timesheet that counts overtime and on-call trips, an on-call calendar, a property map, team chat with photos and voice messages, reminders, monthly goals and performance reviews.
- Resident portal. Requests with photos, an emergency check, notices and a rating for every finished job.
Built for bilingual teams
Every screen is in English and Spanish, on phones and computers, and each person chooses their language. Staff can also open an AI suggestion on an open work order: it translates the order between English and Spanish, sums it up and suggests what to check. It is labeled as AI, it is only a suggestion to verify on site, and residents never see it. See how bilingual teams use MTD.
Private by design
- Each company's data is kept separate on the server, and each property sees only its own data.
- A resident only ever sees their own home, never another apartment or another property.
- The office and the supervisors sign in with 2-step verification, and repeated wrong passwords pause sign-in for a while.

Frequently asked questions
What is Main Technician Dispatch?
Main Technician Dispatch (MTD) is a maintenance operations app for apartment communities. The office, the maintenance team, residents and company leaders work in one place, and each property turns on only the modules it needs.
How much does it cost?
$99 per property plus $1.75 per apartment per month (USD, plus tax where it applies). The emergency call line is optional and costs $120 per property per month, billed separately. Residents, technicians and vendors never pay, and Main Technician Dispatch is free to download.
Does it work on phones and computers?
Yes. It works in the browser on phones, tablets and computers, and as a desktop app. It needs an internet connection; an inspection form can be filled in without signal and is sent when the phone is back online.
Is it available in Spanish?
Yes. Every screen is in English and Spanish, and each person chooses their language.
Can I see it before signing up?
Yes. The public demo has a sample property and five views: leader, Property Manager, supervisor, technician and resident. Nothing you do there is saved.
