Every vacant apartment on one board
Each apartment on the board has its stages in one row: paint, flooring, punch, cleaning and pest control. The move-out, ready-by and move-in dates stay in sight, so you can see which apartments are on track and which ones are slipping.
- A box in progress shows its day: red when it is late, amber when it is today.
- A new Punch adds the apartment to the board for you.
- Simple and Detailed views; on a phone, the table is compact.
- Follow the costs of each apartment and print its report.
Vendors update the board themselves
Give each box a day and who does it: a vendor from your list or a typed name. A vendor sent from a box gets a private link, with no account to create. They tap Start when they arrive and Done when they finish. The box turns done, your team is told, and the start, the finish and how long it took are saved.
Punch and Go-Back without the paper
Punch goes in two phases: the Punch, the supervisor's review, and then a Go-Back, or "all good". Send a Punch or a Go-Back in seconds, with the checklist your team needs, and the board stays in step with the work.
Residents hear about strong smells first
A step marked "Strong smell — notify the building" (checked by itself for bathtub refinishing) tells the residents of that building the evening before and that morning.
Who runs the board
The Property Manager level, the assistant, the leasing manager and the maintenance supervisor use Make Ready. While the property has an active maintenance supervisor, the supervisor is the one who changes the board, and the office sees it read-only.
The whole story of each apartment
Everything done on the board stays in the apartment's history: every Make Ready turn with its dates, each stage change and who made it, whether staff, a vendor or the system. Whoever takes over knows the apartment's story, and nobody can change it: the history is read-only.
Part of one maintenance app
Make Ready works next to work orders, vendors and inspections, so a Make Ready box can become a work order, and each step can go to a vendor from your vendor list. See everything MTD does on the apartment maintenance app page.
Try it in the demo
Open Make Ready: the board opens in the Simple view. Switch to Detailed to see every column, then open an apartment, its stages and its Punch. The public demo has a sample property; nothing you do there is saved.
Frequently asked questions
What is a Make Ready board?
A Make Ready board lists every vacant apartment with the work left before move-in. In Main Technician Dispatch, each apartment has paint, flooring, punch, cleaning and pest control, with move-out, ready-by and move-in dates.
Do vendors need an account?
No. Each vendor gets a private link for their box. They tap Start when they arrive and Done when they finish, and the board updates itself.
How do I see which apartments are late?
A box in progress shows its day: red when it is late and amber when it is today. The ready-by and move-in dates of every apartment are always in sight.
Is there a record of past turns?
Yes. The apartment history keeps every Make Ready turn with its dates, each stage change and who made it.
How much does it cost?
$99 per property plus $1.75 per apartment per month (USD, plus tax where it applies). The emergency call line is optional and costs $120 per property per month, billed separately. Residents, technicians and vendors never pay, and Main Technician Dispatch is free to download.
