Joining is simple, and it stays private
Each property has its own QR code or link. The resident scans it, enters an email and accepts the Terms, and the office of that property approves them. A resident only ever sees their own home, never another apartment or another property.
Requests with photos, and an answer about emergencies
- Residents send a new request with photos.
- "Is my request an emergency?" checks what the resident writes against the property's own list and answers: an emergency, not an emergency, or not sure.
- While they wait, residents see safe tips. For gas, carbon monoxide, smoke, sparks, water near electricity or sewage, a danger notice comes first. The tips never block sending.
- The after-hours emergency number is always shown.
Live status, without the phone calls
The office turns the request into a work order, or closes it with photos and a message. The resident sees on the way, arrived and completed, but never the technician's location.
A rating for every finished job
When a job in a resident's apartment is finished, by a technician or a vendor, the resident rates it with 1 to 5 stars and can add a comment. The office sees the rating first and chooses whether to share it with the technician, so you see the real quality of your team, job by job.
If the property adds its public review link, every resident sees the same button to leave a public review of the property, whatever rating they gave.
Notices and complaints in the right place
- Water shut-offs, inspections or community events: residents see each notice in their portal and get a notification on their phone.
- Complaints (about staff, job quality or something else, with up to 4 photos) go privately to the Property Manager, never to technicians or supervisors.
- In My apartment, residents can note their pets and the door code. In the office, the door code shows for one minute and every view is recorded.
Who runs it in the office
The Property Manager, the assistant and the maintenance supervisor work the Residents inbox and the directory: they turn requests into work orders and close them. After hours, residents see the emergency number your property chose in its after-hours plan.
Try it in the demo
As a resident, try "Is my request an emergency?" with "I smell gas" or "the faucet drips", then New request and its tips. As the Property Manager, turn a request into a work order and see the directory. The public demo has a sample property; nothing you do there is saved.
