Every request in one place
- Type the order, or drop PDFs and photos, up to 100 at once. A work order from another system comes in the same way: drop its PDF or a photo of it.
- The text of PDFs and photos is read on your own device, and the office reviews each order before it is saved.
- Turn a resident request, an inspection problem or a Make Ready box into a work order.
Assign in one tap, follow it live
Set the priority (low, normal, high or emergency) and assign the order to a technician, a porter or the supervisor. It shows up on their phone at once. Follow every order from open to completed, as a list or grouped by technician, with the unassigned ones on top and emergencies in red.
What the technician sees
Technicians and porters see only the orders assigned to them, in My work. They tap Start, write what was done and confirm only the parts they really used; the app suggests the inventory parts named in the text. Then Complete, with a photo if they want.
Can't finish? The order goes to Pending with a reason: dog loose, key not working, minor present, resident unavailable, parts needed, vendor needed or other. The office sees it right away.
Know what every job really costs
Each order adds up what it cost: parts, labor, vendor and the on-call trip. Parts used on a work order come off the stock by themselves, and any order can be printed.
Emergencies first, every time
Emergency orders are red, go to the top of the list and sound a siren on the assigned technician's device. The pinned emergency vendor is right on the order, ready to call with one tap. After hours, a new emergency nobody has goes to the person on call.
An AI suggestion on open work orders
Staff can open an AI suggestion on an open work order: it translates the order between English and Spanish, sums it up and suggests likely causes and what to check. It is labeled as AI, it is only a suggestion to verify on site, and residents never see it.
Residents stay in the loop
With the resident portal, residents see when the technician is on the way, has arrived and has finished, but never the technician's location. After the job, they rate it with stars. And the Property Manager does not get a notice for every routine order.
Try it in the demo
As the Property Manager, tap "Create and assign order", or open the emergency and assign it. As the technician: My work › "Toilet keeps running" › Start work › write what you did › Complete. In the demo you type the order; reading PDFs works in the real app. The public demo has a sample property; nothing you do there is saved.
Frequently asked questions
Can I import work orders from PDFs or photos?
Yes. Drop PDFs or photos, up to 100 at once. The text is read on your own device, and the office reviews each order before it is saved.
What happens when a job cannot be finished today?
The technician moves it to Pending with a reason, such as parts needed, vendor needed or resident unavailable. The office sees it right away and nothing gets lost.
Can I see what a work order cost?
Yes. Each order adds up its parts, labor, vendor and on-call trip, and any order can be printed.
Who can see a work order?
The office follows every order. Technicians and porters see only the orders assigned to them, and residents see only the work in their own apartment.
How much does it cost?
$99 per property plus $1.75 per apartment per month (USD, plus tax where it applies). The emergency call line is optional and costs $120 per property per month, billed separately. Residents, technicians and vendors never pay, and Main Technician Dispatch is free to download.
